S2 Smart Building, Kings Cross

ISG appointed HDR | Andrew Reid as the Independent Commissioning Manager on the 11-storey fit-out of a smart building – set to become the flagship headquarters for a global technology company – in the heart of Kings Cross London.

The building is part of the ongoing large-scale regeneration of King Cross, London which is becoming known as the ‘Knowledge Quarter’ due to the number of technology giants residing nearby – including the likes of Google, Microsoft, Facebook, YouTube and Samsung.

The Grade A office building, covers a total area of 180,000 sq.ft over 11 floors. With a premier retail space housed at ground level overlooking the main commercial thoroughfare to the north of the canal. King’s Cross Station and St Pancras International mainline stations are a short walk away.

Inside it has many unique features including a double helix staircase descending through a library, a roof garden, lecture theatre and lobby artwork. The building’s goal, as quoted by the company’s CEO, is to “foster energy, contemplation and collaboration – ingredients required for pioneering scientific research.”

Smart Buildings and Data

It is a state of the art smart building which uses systems that communicate via an Internet Protocol (IP) connection to the tenant’s network. Providing a building that can analyse data, act on the data and add context, so it can:

• Learn about and adapt to users’ preferences
• Provide predictive maintenance and fault detection diagnosis
• Provide the ability to collect data points using an advanced sensor network
• Provide data on occupancy that can inform decisions associated with space utilisation
• Be monitored and controlled effectively and securely from a central location
• Share data directly with other smart buildings

Our Smart Building Engineering Strategy

HDR | Andrew Reid’s project engineering services are at the forefront of commissioning Smart Buildings. On this project, in working closely with the project Master Systems Integrator (MSI) we produced and delivered a commissioning plan which detailed our strategy and approach to the operational integration,  testing, commissioning, management and validation of the building’s systems, including:

• HVAC Controls
• Electrical Systems Monitoring
• Plumbing and Public Health Systems Monitoring
• Metering Systems
• Leak Detection
• Security Systems
• Lighting Control
• Emergency Lighting
• Fire Detection
• Motorised Blinds

Uptime and performance of the systems were critical to the client with functional performance testing carried out to ensure all systems met compliance, communicated with the network, provided the required functionality around the clock and exchanged all required information in all scenarios.

As with all the new office buildings at King’s Cross, S2 is designed to meet the BREEAM standard ‘Outstanding’. Using the latest machine learning technology, up to a third of energy can be saved, increasing overall energy efficiency and occupant comfort.

The project took little over a year and was completed in March 2020.
