S2, Handyside Street, Kings Cross
HDR | Andrew Reid’s Commercial team is very pleased to be working with ISG on a 9-floor fit-out of the smart S2 Building as part of the ongoing large-scale regeneration of King Cross, London.
The Grade A office building covers a total area of 180,000 sq. ft over 11 floors with a premier retail space housed at ground level. It overlooks Lewis Cubitt Park and the Handyside Street, the main commercial thoroughfare to the north of the canal, and the Heatherwick-designed Coal Drops Yard. Two mainline stations King’s Cross Station and St Pancras International are an eight minute walk away.
As with all the new office buildings at King’s Cross, S2 is being designed with the latest technology to meet the BREEAM standard ‘Outstanding’. It will be linked to the site-wide district heating network, which will provide almost 100% of the development’s heating and hot water needs, as well as 80% of electricity demand. The building will also maximise the environmental benefits of its location. Orientation, thermal modelling and the use of thermal mass for cooling are expected to contribute to energy efficiency.
